Stamp Duty is a government-imposed tax on legal documents, including tenancy and accommodation agreements. It is governed by the Malaysian Stamp Act and administered by the Inland Revenue Board of Malaysia (LHDN). The Stamp Duty charged is not an accommodation fee and is not retained by the accommodation provider. Instead, it is a statutory payment required to formalize and validate the accommodation agreement. A properly stamped agreement provides legal recognition and protection for both the student and the accommodation provider. It also ensures that the agreement is legally enforceable should any dispute arise in the future. Agreements that are not stamped may face limitations in legal proceedings.

According to Stamp Act, 1949 (Act 378), tenant is responsible for paying the stamp duty on the original copy of the tenancy agreement. Sunway House will start charging the stamp duty fee to all residents for new application, renewal and transfer submitted to the Management effective *1 August 2026*.

Please note the following:

· Stamp Duty is separate from your accommodation rental and other accommodation-related charges.

· The amount payable is determined based on the applicable Stamp Duty regulations and the details of the accommodation agreement.

· Payment of the Stamp Duty is required for the agreement to be completed and officially stamped.

· Stamp Duty is a one-time statutory charge associated with the accommodation agreement and should not be confused with SST (Sales and Service Tax), which is a separate tax applicable to certain goods and services.
